Architectural Information/Exterior Modifications
Design Guidelines have been adopted to help you plan improvements to your home and yard that are harmonious with the overall neighborhood. Unless the Design Guidelines say otherwise, any change to the exterior of your home or yard must be approved by the Association before any work is done. The Design Guidelines are updated as needed to incorporate changes to products on the market and in response to feedback from homeowners.
If you are planning to improve or change the exterior of your home or your yard, follow this simple process:
Step 1: Review the Design Guidelines. The Guidelines outline what would or would not be allowed in the neighborhood. We recommend that you review the Guidelines before planning your improvement.
Step 2: Submit your Architectural Change Request Form (Request). You can do this by downloading the form and sending it in by mail, e-mail or posting directly to the portal. To ensure that your Request isn’t returned, be sure to submit all of the requested information. ALL APPLICATIONS MUST BE SUBMITTED IN ONE PDF FILE.
Step 3: Allow the Design Review Committee (DRC) time to review your Request. This process usually takes 15-30 days, so plan ahead.
Step 4: Start your project!
Remember — following this process is easy, and can also save a lot of time and effort in the long run as unapproved changes to your property could result in fines or other enforcement action.
Home Inspections
Cabin Branch inspects all homes periodically for maintenance or covenants issues that need to be corrected. The purpose of this inspection is to maintain the curb appeal of the community and increase the value of your home.
What do we look for?
Generally, we look for items that stand out as needing maintenance, such as rotted trim, fading or missing shutters, driveways in need of repair. We also look for items that don’t comply with the Association’s legal documents or Design Guidelines. Examples of this include incorrect paint colors or unapproved exterior modifications. How does the inspection and enforcement process work?
If an issue is noted at your home, a friendly reminder is sent to you, asking you to respond within 30 days.
If we have not heard back from you, or if the issue remains open after 30 days, a second reminder is sent asking you to respond within 15 days.
If needed, a third letter asking you to respond within 10 days is sent to you.
If a fourth letter is necessary, fines will be assessed at $10/day and additional enforcement action, including legal action or filing a CCOC complaint, may be initiated. You may also lose your pool and clubhouse privileges and be restricted from voting in Board member elections.
The last thing Cabin Branch wants to do is impose fines. Therefore, it’s very important that you respond to the letters that you receive.
Your response can be any of the following:
- You can let us know that the issue has been corrected.
- You can ask for more time to complete the repairs. We are always happy to give you a reasonable extension of time.
- You can advise us that you feel that the issue was cited incorrectly. We will reinspect your home and, if we did make a mistake, close the matter. Otherwise, we will provide you with more details.
- You can appeal the matter to the Board of Directors.
You can respond via the Owner Portal (preferred) or by mail or e-mail.
